Terms & Conditions
Our quotations have to be accepted within 2 weeks
or else we reserve the right to amend our quotations. Already accepted
quotations will not be changed by us.
After receiving the guest’s booking Fascinating Land Travels & Tours
(FLT) will arrange the tour and confirm the whole tour to the guest.
30% of the total tour cost must be received in our specified account
within 1 week unless other written agreements are made. The total
amount for the tour must be settled 1 month ahead of guest’s arrival
unless other written agreements are made.
If payments are not made accordingly, we do have the right to cancel
our contract and the bookings.
If guests would need to change the itinerary after both sides
confirmed it, we will try to accommodate the guest’s wishes. We
reserve the right to charge amendment fees.
In exceptional cases, we reserve the right at any time to substitute a
hotel by another hotel of the same or higher category. The same is
valid for transport means and any other services.
We provide airconditioned cars as mentioned in the tour program.
Although we take care of choosing good quality cars, there might be
situations of break down of vehicles or temporary failures of e.g.
airconditioning. We can not accept further liability for such
occurrences although we will do anything in our means to rectify the
problem. In mountainous regions drivers usually switch of the
airconditioning.
Domestic airlines do in rare cases change flight schedules although
flights were previously confirmed. If such cases happen, we will
inform clients as early as possible and choose the best alternative.
Cancellation policy:
If tours; hotel-, flight- or other bookings are cancelled by the
guests, the following cancellation periods and cancellation fees
apply.

Up to 1 month before guest’s arrival: 15% of the
total tour cost will be charged as cancellation fee.

Up to 21 days before guest’s arrival: 40% of the
total tour cost will be charged as cancellation fee.

Up to 7 days before guest’s arrival: 80% of the
total tour cost will be charged as cancellation fee.

Within 1 week of guest’s arrival: 100% of the total
tour cost will be charged as cancellation fee. This includes “no
shows” and guest’s withdrawal from journeys that already began.
Any deposit exceeding the applicable cancellation
fee will be refunded.
We strongly recommend you to cover an insurance, which will cover
cancellations fees.
Some service providers (e.g. resorts at the beaches) have very strict
cancellation policies. We will advise you of those in our quotation if
those terms are stricter than ours. Those terms then will apply for
that particular case.
Liability conditions:
Fascinating Land Travels & Tours works as an agent for the traveler to
arrange accommodation, transport and other services.
Fascinating Land Travels & Tours can not accept liability for damages
resulting from natural disasters, illness and accidents. Furthermore
we are not liable for guest’s luggage and sudden changes and delays in
transport schedules and resulting damages from those. We can not
accept liability for any consequential damages and any other
occurrences beyond our control.
Area of court jurisdiction is Yangon / Myanmar.
